Edison Next and Ferrovial execute the first phase of the Monteburgos Business Park.

Metrovacesa and Tishman Speyer have entrusted Ferrovial and Edison Next with the construction, installation, and commissioning of the BMS for a sustainable and innovative office complex in the Las Tablas neighborhood of Madrid, covering a total area of 56,652 square meters. In the development of the project, special attention has been paid to achieving an efficient urbanization. Additionally, its location has been taken into account, as it is one of the main growing areas for business and residential purposes in the north of the Spanish capital. To address the project’s efficiency, Edison Next has implemented the control system, TrulyOpen®, which, thanks to more than 9,000 control points, enables the management and monitoring of HVAC systems, lighting, and the integration of other auxiliary installations. Specifically, the HVAC system includes cold and heat production, solar for domestic hot water, over 10 AHUs (responsible for primary air supply), up to 360 fan coil units as terminal HVAC elements, and radiant floor heating in the reception area. For lighting, a flexible architecture has been implemented that allows adaptations based on the final implementation, encompassing over 2,500 dimmable luminaires that adjust according to environmental conditions and occupancy. And, the integration of other auxiliary installations such as plumbing, fire protection, or UPS systems, making the BMS a command center that enables comprehensive management of the entire building. In addition to these systems, the building’s BMS ensures continuous measurement of consumption and control of environmental conditions. In this way, the system can identify the building’s consumption, including thermal production, water, and electricity, allowing key energy-saving points to be identified and measures to be implemented that help improve consumption efficiency. Likewise, the system enables the control of environmental conditions to ensure healthy spaces, which are part of the basis for the Leed and Well certifications that the project holds. With this, each user can monitor environmental conditions on their mobile phone from the lobby of the floor they are on. A project that, thanks to the control architecture and monitoring of all this data, allows building managers to base their management on real data and turn the control system into a true information system. All of this, together with the use of WhyB for building analytics, enables automated maintenance and optimization of facility operations.
