BMSLytics, a new model for the maintenance of building BMS systems based on IoT

With the continuous development of urban areas, optimizing energy consumption in buildings is becoming a key strategic lever to meet the objectives set out in the European Green Deal. These include achieving climate neutrality by 2050. Specifically, buildings are responsible for 40% of the EU’s energy consumption and 36% of greenhouse gas emissions. Furthermore, currently around 75% of the EU’s building stock is energy inefficient. This means that a large portion of the energy consumed is wasted. What is a BMS? It is a building management system consisting of both software and hardware components that provides comprehensive automation of the building’s electromechanical installations, as well as its auxiliary systems. In this way, Edison Next professionals can manage and optimize properties, accompanying and advising their clients throughout the different phases of the lifecycle. Maintaining these BMS systems is key to collecting accurate information that aids in decision-making and energy-saving measures in buildings. Hence, these systems require maintenance to ensure optimal operation. Traditionally, this maintenance consisted of periodic visits to the building. These visits are ineffective because they do not truly evaluate the entire BMS and do not allow time for a detailed system analysis. However, they have now evolved towards automatic monitoring of BMS system indicators thanks to the implementation of IoT technologies. This evolution of the maintenance model has aimed to meet the current operational needs of buildings. These include:
    • Reducing the time and cost of verification procedures for thousands of control points and hundreds of alarms, and consequently the current impracticality of performing this procedure manually, leading to incomplete coverage.
    • The need to include alarm analysis in maintenance, aiming to focus maintenance personnel’s attention on truly relevant alerts.
    • The need to anticipate potential BMS failures, both installation-related and unforeseen, to minimize service interruption time and severity.
With all this, BMSlytics aims to focus on the key points that need attention. It obtains this information through the verification of sensors, alarms, and performance indicators. In this way, it achieves complete verification coverage, a reduction in repeated or misconfigured alarms, and detection of system operation failures. This Edison Next maintenance model has evolved the old reactive maintenance towards a new intelligent, condition-based model, which focuses on specific problem-solving techniques, avoiding routine building inspection tasks. The implementation of Edison Next solutions not only achieves the desired energy efficiency in buildings but also meets the new sustainability parameters needed to face a greener future, thereby improving people’s health and quality of life.
