BMS Portfolio Management, a solution for cross-cutting and efficient building management

The real estate sector and the operation of buildings and facilities are undergoing a major transformation, as energy costs are experiencing exponential growth, leading to a strong commitment to energy efficiency. The key to this commitment lies in Building Management Systems (BMS), which can be implemented in all types of public and private properties, new or existing, and are essential for improving operational and strategic management, thus advancing towards the concept of the “smart building.” Through the massive processing of information collected by these systems, a set of services focused on the proper management of buildings and building portfolios are enabled. This also supports decarbonization and yields benefits such as savings in consumption, operation, and maintenance. In light of this new scenario, Edison Next has launched BMS Portfolio Management, a new area specialized in implementing BMS solutions for the cross-cutting and efficient management of buildings. This initiative places special emphasis on standardizing and centralizing its control system, as well as on analyzing the available information. With its value proposition, owners or managers of multiple buildings will be able to understand the real status of their properties, standardize them, and centralize them in a single system that facilitates management and monitors the efficient operation of their facilities. Likewise, with a focus on reusing existing investments, the control system is designed based on a TrulyOpen® architecture, which allows for global integration and future scalability of the system. Thanks to the use of IoT technology, the operation of facilities can be optimized through the WhyB® analytics service. This is because analyzing the Big Data from building facilities makes it possible to generate alerts about their operation or propose improvements in their efficiency, which are then transferred to a task management system to facilitate tracking and execution. Similarly, where recommended, a Smart-Retrocommissioning is carried out to verify on-site the operation of HVAC and control installations. This allows inefficiencies to be detected and corrected through auditing, balancing, and adjustment processes. The analytics of the data from the control system itself is provided by the BMSlytics® tool, which offers all kinds of information and alerts about the operation of the control system and enables condition-based system maintenance. To complete the entire framework, the BMS Portfolio Management team provides a personalized analytics and remote maintenance service based on the analysis of collected data, which is key to having well-managed and optimized buildings, as well as ensuring customer satisfaction.
